It looks like a total steal at 85 or 90 bucks but since its an office build, youll need a discrete GPU because that F suffix means no integrated graphics. That ends up costing way more and just adds heat to a small office case. I would suggest staying away from the Intel Pentium Gold G7400 2-Core 4-Thread CPU too... even for basic office stuff, two cores just doesnt cut it with how heavy Windows 11 and Chrome feel these days. If you can find the Intel Core i3-14100 4-Core 8-Thread CPU for around 125, it might be worth the tiny stretch over your 120 limit just for the peace of mind. Just make sure the motherboard BIOS is updated to support 14th gen or you're gonna be stuck with a black screen when you try to boot it on Friday. Honestly, the 12100 is still the technical king for efficiency in a budget office rig, just sucks that the local pricing is gouging you like that.
